Settlement and Residence Incentive for the Municipality of Megisti (Kastellorizo): €5,000 a Year

What it is
Articles 23 and 24 of the Ministry of National Economy and Finance bill «Strengthening disposable income, savings and investment, tax, pay, pension and other social policy provisions» provide for a settlement and residence incentive for the Municipality of Megisti (Kastellorizo), as a yearly payment from the State budget. Until the law is passed and published in the Government Gazette (ΦΕΚ), the terms may change; this page will be updated.
The payment is tax-free and cannot be seized or set off against debts. Under the bill, it is paid to permanent residents from 2027 and to people who moved their main home to the municipality from 2028.
Who: one-person or larger households that live permanently in the Municipality of Megisti or move their main home there from municipalities to be set by a joint ministerial decision or from another EU member state. The applicant must be an adult Greek citizen and a Greek tax resident, with an individual tax return showing the main home in the Municipality of Megisti in the previous year. The main home must stay in, or move to, the municipality for at least one full year.
What you must prove: that the adult members' main home is in the Municipality of Megisti; that you have a home there, bought from 1/1/2026, or rented from 1/1/2026 for at least 3 years, or that you own or that a relative up to the second degree lets you use and you declare as your main home; if you have minor children, that they attend a school in the Municipality of Megisti.
How to apply: an online application and solemn declaration to OPEKA, with the documents; the municipality may inspect the home. The procedure, the maximum number of beneficiaries and the platform will be set by a joint ministerial decision. A false declaration, or a move that is not declared, is fined twice the payment.
