  • Renovate - Rent Out

    Grant for renovating an empty home (up to 100 m²), with an obligation to let it on a long-term lease for 3 years. It covers 60% of the renovation cost, up to €8,100. Open for applications on a rolling basis since 8/4/2024.

  • ENFIA Property Tax Exemption for Properties Hit by a Natural Disaster

    Full exemption from the ENFIA property tax for buildings and farmland destroyed or declared dangerous or unfit after an earthquake, fire or flood, for the year of the disaster and the next two years.

  • First-Home Transfer Tax Exemption

    Purchase of full ownership of a home or building plot by a married person or an adult unmarried person, provided that the buyer/spouse/minor children do not have another home or plot that meets their housing needs. Eligible: Greek citizens, ethnic Greeks (from Albania/Turkey/the former USSR), EU/EEA citizens, recognised refugees, long-term resident third-country nationals, holders of a second-generation residence permit. Permanent residence in Greece, or settling in Greece within 2 years of the purchase.

  • Tax-Free Rent for 36 Months on Long-Term Leases of Previously Vacant or Short-Let Homes

    Rent received by an individual from a home of up to 120 sq.m. that was vacant for the previous 3 years or was used only for short-term letting is not taxed for 36 months when it is let with a lease of at least 3 years. For medical/nursing staff, teachers and uniformed personnel a 6-month lease is enough.

  • €800,000 Tax-Free Allowance on Parental Gifts and Gifts between Close Relatives

    Parental gifts and gifts to a spouse or civil partner, children, grandchildren and parents are tax-free up to €800,000 in total; above that the tax is 10%.

    Homeless people can go to local night shelters (overnight stay), hostels (medium-term accommodation) or Open Day Centres (food, hygiene, social support during the day).

  • Heat-Pump Installation Grant for Homes in Western Macedonia, up to 100% (Just Development Transition)

    Grant to replace the heating system (oil, LPG, solid fuel, electric) with a heat pump in a main home in Western Macedonia, optionally with hot water, insulation and solar panels. The rate (65%-100%) depends on income; it does not apply in areas with district heating or a natural-gas network.

  • 10% Municipal Fee Discount for Adopting a Stray Dog/Cat (Municipality of Pylaia-Hortiatis)

    A 10% yearly reduction in the municipal cleaning and lighting fees of your main home, for permanent residents of Pylaia-Hortiatis who adopt a dog or cat from the municipality's stray-animal programme.

  • Intermediate State Support Programme for the Primary Residence of Vulnerable Households (loan-instalment subsidy and buy-back right)

    Vulnerable debtors, including vulnerable debtors with a disability, who risk losing their primary residence get a state subsidy of EUR 70 to 210 a month towards their mortgage instalment. They can then keep the home for up to 12 years through a lease with a right to buy it back.

  • Energy Communities - Virtual Net Metering

    Legal framework for citizen energy communities with RES installations and virtual energy offsetting (virtual net billing).

  • Basic-Needs and Household-Goods Aid for Natural Disaster Victims (applied for at the Municipality)

    If your home was hit by a natural disaster (wildfire, flood, earthquake, severe weather etc.), the municipality where it is located pays, with state funding, a one-off €600 for first needs and up to €6,000 for simple repairs or replacing household goods. You apply to the municipality within 45 days of the disaster.

    A monthly subsidy of €300-500 towards rent (or half of that for co-habitation) when your main home was rated «yellow» or «red» after a natural disaster, for up to two years.

  • Two Months' Rent Refund for Teachers, Doctors and Nurses Serving in the Regions (Article 70A)

    You rent your main or second home outside Attica/Thessaloniki.

    An annual refund of one declared month's rent for a main or student home, paid automatically by the end of November.

  • Social Housing for the Most Vulnerable Groups in Thessaloniki

    Renovation of 40 empty public homes in Metropolitan Thessaloniki, let at reduced rent to vulnerable households. The renovation has been completed and the homes are already being allocated.

  • ENFIA Property Tax 50% Reduction

    A 50% reduction in the Single Property Tax (ENFIA) because of low income and property of low value.

  • ENFIA 50% Reduction for Small Settlements (2026)

    The individual's main residence is in a settlement with a population of up to 1,500 or up to 1,700 inhabitants (depending on the case), regardless of income. This is a separate measure that may be combined with the income-based reduction/exemption of Article 13 (see "ENFIA Property Tax 50% Reduction").

  • Tax Reduction for Building Upgrade Expenses (Article 39B of the Income Tax Code)

    Expenses of up to €16,000 for the energy, functional or aesthetic upgrade of a building made by 31/12/2026 reduce your income tax, spread over five years.

  • Relocation to Evros, Macedonia and Epirus: €10,000

  • Housing and Work for the Homeless III

    Rent and basic-needs subsidy, psychosocial support, subsidised work and training for people and families living without a home, in 89 participating municipalities. You join through the municipality's social service, until December 2028.

  • Housing for Hellenic Air Force Career Personnel

    Housing for serving Hellenic Air Force military personnel in military quarters in the area where they serve.

  • Housing allowance for trainees of public SAEK (higher vocational training schools)

  • Housing Allowance for Students of the Ministry of Tourism's ASTE/SAEK (former IEK) Tourism Schools + Public Transport Fare Exemption/Discount

  • HELIOS JUNIOR — housing and integration support for former unaccompanied minors after they turn 18

    A Ministry of Migration and Asylum programme, run by IOM, for young people aged 18–21 who came as unaccompanied minors. It provides a supervised flat for up to 18 months, a cash allowance on a prepaid card for 16 months, Greek lessons and vocational training.
